Chuck is the owner of ChiefAppraiser.com and
Collateralgrade® and
is currently working as an independent valuation risk consultant servicing
small regional banks, credit unions, and national lending and investment
institutions. Chuck is also Executive Vice President and business development partner with
Quality Valuation
Services.
QVS consists of a seasoned mortgage and real estate industry executives
skilled processors, and a nationwide panel of 6500 geographically
specialized valuation professionals. a national appraisal management
company Chuck has more than 28 years of combined mortgage lending
experience including appraisal management, institutional risk, loss
mitigation, and whole loan exit and securitization strategies. During the
past 17 years, Chuck held senior level positions as Director of Valuation
Risk and Chief Appraiser for Net Bank, Resource Bancshares, Bfirst
Residential, and Fleet Mortgage Company. Chuck also owned and operated Alden
Appraisal Group, Inc. in Newport, Rhode Island specializing in commercial
and litigation appraisals, and large estate homes including Belcourt Castle
of Newport. Chuck is a general associate member of the Appraisal Institute and is a
Certified General Appraiser in Rhode Island, Massachusetts, and Connecticut.
He has been qualified as an expert witness for various zoning boards, US
District and US Bankruptcy Courts and served as a Subject Matter Expert for
the appraisal qualifications Board (AQB) participating in the development of
the Certified General Appraiser exam for 2008. Chuck is featured in several
industry publications regarding secondary market expectations, fraud, and
how to leverage automated collateral technology.

Dawn Mureddu has over 20 years in mortgage banking
with a vast background in retail, wholesale, and correspondent lending in
both the conforming and non conforming arenas. Dawn started her
banking career in 1985 with Old Stone Bank working in several capacities
including underwriting, foreclosure and bankruptcy workout, quality control,
and credit collections. After 8 years working with Old Stone Bank,
Dawn focused and specialized in underwriting of subprime loans and was
instrumental in developing several startup companies including Bfirst
residential in Warwick, RI and the subprime division of Resource Bancshares
in Columbia, SC. After moving to Portland, Oregon with her husband
Chuck, Dawn decided to work on a contractual basis providing due
diligence support for several large investors for secondary purchase,
front-line underwriting, and compliance. Dawn's contract work gave her
the unique opportunity to travel across the country and gain exposure within
a national scope. Dawn's approach is to provide a "make sense"
strategy to compliment both production and operational needs while
maintaining the highest possible loan quality. Dawn believes in the
old school approach to underwriting which is now more essential in today's
volatile real estate market. Dawn's reputation is her commitment
to provide the highest level of ethical and professional standards in the
industry.
